It is difficult
to quickly sell my home that does

Extreme Marketing
This is what I
teach my students. The simple extreme market has released a compelling
marketing message that is repeatedly exposed to a fast-selling home target
audience (or its target buyer) (or any type of property) through multiple
marketing materials. If your house doesn't sell, what is your marketing
message? This is boring: "3 bedrooms / 2 bathrooms for sale $ 90K"?
If I am your buyer, why do I call you with annoying news, and millions of other
households have the same marketing message? Instead, do something like this:
"Have a dinner price for a 3-bed house" (or something similar). You
want to know, dinner price, what does this mean? You see, I propose that
because of a simple twist in your heart of curiosity and your 3 bedroom house
in the market, you can call me against my competitors.
2.
Stay flexible on price and / or conditions
You often need to
reduce losses and move on. You can use other items to recover losses, so you
have to be flexible in terms of price, condition or both. For example, it can
be used at the time of the proposed closure to fund the buyer's transaction
fees or to give credit repairs to make the down payment, the buyer must pay
close to zero. In fact, make sure this property is set to ZERO DOWN and your
phone rings well. If you are a qualified real estate investment mortgage, show
the house, if you like, sit down and discuss with them how they buy the property
with a zero down payment. You can buy or trade with them so that the cash value
of the transaction is your down payment. Be creative.
3.
Organizing property
The goal is to
help the buyer imagine the feeling of living in his home and quickly sell my home. Make you feel at
home. You can place small pieces of furniture, paintings, carpets and other
items to attract positive emotional reactions from potential buyers. The candle
next to the kitchen counter or the rubber duck in the bathtub is just a few
good examples I can imagine. The phase of the property separates your property
from your competitors.
4.
Owner financing or lease purchase options
In the current
situation, it is difficult to obtain financing because the bank is very strict.
Provide financing or sale of properties to owners in a single lease. This means
that you have expanded your buyer base so that your property can sell your home
quickly. Sometimes, some of your potential buyers think they can't ask for a
mortgage, but others may. Of course, when you choose to buy, remember that your
buyer may end up making you feel good, or you may not be a suitable tenant. Be
prepared for this possibility. Get the highest down payment or non-refundable
option from a buyer or tenant/buyer to protect yourself from this situation.
